    The Bushman Property concept is a proposed subdivision located at 1610 West 700 South. The concept plan will consist of 21 single family lots on a total of 7.16 acres. The lots range in size from 8,063 to 23,588 square feet. There is an overall density of 2.93 units per acre for this subdivision which is consistent with the goals of the General Plan designation and proposed zoning. The R-1-Flex zone establishes a maximum density of 3.25 units per acre for developments under ten acres.

This zone change is consistent with the approved General Plan designation of HDR (high density residential) for the majority of the property and will allow for the development of the property in a way that is consistent with the General Plan. The General Plan does show Commercial on a portion of the property; however, the applicant wishes to rezone the entire property as R-3.

    DR Horton wants to annex 111.5 acres currently in the county into Lehi City to be included in the Micron Area Plan. The Lehi City Council already approved a resolution of intent to annex. The purpose of the public hearing at the Planning Commission meeting is to review the proposed zoning.

    The applicant is requesting approval for the All About Fuel & Food EMD monument sign upgrade. The applicant intends to upgrade the existing monument sign to include electronic display.

    The existing sign includes just over 65 square feet of signage area. Electronic display on a monument sign is allowed at a rate of no more than 50 percent of the total signage area. The proposed electronic display sign does not exceed the 50 percent requirement and is shown at just over 17 square feet in area. The rest of the monument sign will just be updated with new graphics. These proposed dimensions for the upgrade comply with the Development Code requirements.
