    CLOSED: This item received a positive recommendation by the Planning Commission and will be scheduled for City Council on December 14th.

    Slopes Residential LLC is proposing an amendment to the existing Thanksgiving Point Area Plan. This concept plan is the first step in amending the area plan and provides a general overview of the future development of the property. The proposed concept plan shows a mix of different land uses or Transit Oriented Development to support the Thanksgiving Point Frontrunner Station. These land uses include residential, commercial, office, and parks/open space.

    The concept plan shows an overall density of 5,398 dwelling units. The plan indicates that the units will be built over a series of phases.

    If this concept plan is approved, other amendments will also follow which include the allowed uses table, design standards requirements, utility, transportation, and other regulations needed for future development of the area. All changes will be reviewed by Staff, Planning Commission, and approved by the City Council.

    The applicant requests review and approval of the Hardman Corner Concept, a commercial development located at 4700 West 2100 North. This concept plan is being submitted concurrently with a zone change to Heavy Commercial. The concept plan shows three flex-office building and seven retail pads. The flex-office buildings would not be allowed in the current Commercial zone and would require the approval of the Heavy Commercial zone change. The three flex-office buildings are set further back from Redwood and the retail pads will be located along Redwood Road. Trails along Redwood Roads and 2100 North will be provide to allow for safe pedestrian connectivity. There will also be vehicular accesses provided from Redwood Road and 2100 North.

The R-1-22 zone establishes a maximum density of 1.75 units per acre.
