Sensapure is asking for approval to operate in the Lewis Landing Industrial building at 4170 West 2100 North. They are a company that makes flavors for sports nutrition products, and they will be manufacturing, shipping, and developing their products at this location. The company expects little semi-truck traffic, and all truck traffic will be routed to 2100 North. There could be a sweet smell when they make some of their products, which the Planning Commission will need to consider.

Conditional uses are allowed uses that can have conditions put on them to mitigate against negative impacts. The most helpful comments include the potential negative impacts and ways that they could be prevented. Conditional uses are extremely difficult to legally deny and require data that shows significant harm will happen if the use comes in.

As a resident of Holbrook Farms, I am deeply concerned about the volatile organic compounds (VOCs) used in the flavor manufacturing process at Sensapure, which are often synthetic chemicals. The "sweet" smell emanating from the plant is due to the release of these VOCs into the air, which can lead to immediate health issues like headaches, dizziness, respiratory problems, and irritation to the eyes, nose, and throat. Long-term exposure to these chemicals could pose even more severe health risks, including potential liver and kidney damage, neurological disorders, and an increased risk of certain cancers like leukemia and lymphoma. According to the Utah Division of Air Quality, the current Sensapure manufacturing plant in Salt Lake City is contributing to diminished air quality in the area. While there are standards and regulations in place to mitigate these risks, one must question why we are willing to subject our loved ones to such potential health hazards for the sake of flavor production. It's crucial to balance industrial activity with the well-being of the community, especially when the health of our family, friends, and neighbors is at stake. I am strongly opposed to Sensapure coming into our neighborhood.

As a resident of Holbrook Farms, I strongly oppose Sensapure operating in the Lewis Landing industrial building or anywhere in this neighborhood. Our area is full of children, and the narrow streets were not designed to accommodate semi-truck activity, which poses a significant safety risk.

I am also deeply concerned about potential odors and whether any studies have been conducted on the long-term effects of the chemicals used, particularly regarding harm to residents. What measures, if any, are being taken to protect the community? Please carefully consider the negative impact this will have on Holbrook Farms. If approval is granted, strict regulations must be enforced to ensure the safety of both children and residents.

I do not support the approval of Sensapure operating at the Lewis Landing industrial building or anywhere within the neighborhood. In a neighborhood filled with children and with streets that were designed to be extremely small in width any semi truck activity is not okay and would most likely be quite deadly.
Very concerned about the smell and if there are any studies done to show the long term effects of the chemicals used and how it could potentially harm residents. What precautions are being taken to keep the residents safe if any? Please consider how this will affect the residents of Holbrook farms negatively. If this happens to be approved strict restrictions should be put in place to ensure the safety of the children and residents.

As a resident of the neighborhood I am concerned about the smells that will result from the manufacturing. I am very sensitive to smell, and uncomfortable with the uncertainty of the smell as well as chemicals used. I also have concerns about the semi trucks in the neighborhood near a school and homes. It’s very disappointing that the plans for the neighborhood changed since I moved in 2020. I think this would have a very negative impact on the quality of life in the neighborhood.

The fact that this is so close to residential (literally in some people’s back yards) and there is a possibility of a scent being emitted, this should not be allowed. There are residents who can be sensitive to smells and there’s no one wants to be smelling something they can’t control. We just got rid of the mink smell, and even tho this is a “sweet candy scent”… it doesn’t seem reasonable to have it so close to residential properties. Maybe something Lehi should have considered when they changed the zoning to allow heavy commercial in this space.

My main concern is the truck traffic coming into our neighborhood. Will semi trucks will be driving into the entrance of the Holbrook or use Waterbury Dr? With the military academy and Liberty Hills Elementary, there are a lot of kids walking to and from school. This makes me concerned about their safety.
