The company expects little semi-truck traffic, and all truck traffic will be routed to 2100 North. There could be a sweet smell when they make some of their products, which the Planning Commission will need to consider.

I am both a resident in this area, and work at the children’s hospital right by this site, so I am uniquely positioned to be dually affected by this project, and also offer a professional perspective to the proposed site.
From a resident standpoint: I, as many other people do, suffer from asthma. Scents and pollutants are big triggers for me and many other asthmatics. During an asthma attack, the lungs have enough inflammation that the airway becomes very narrow, and sometimes completely blocked, both of which are a medical emergency. Does this company plan to reimburse full healthcare costs as well as any loss of wages for the families affected by such emergencies as a result of their practices?
Another concern I have is for the air quality and pollution levels in our area. Utah’s air quality is already some of the worst in the nation, and has been, at some points, the worst in the world. The effects of the emissions from this factory would increase the levels of emissions in our air. Many studies show that increased pollutants in our air lead to adverse long-term health outcomes for those who reside there. The citizens of Lehi and the surrounding cities have not consented to long-term health consequences because a company wants to increase their profits at the expense of the citizens who have made a home in the surrounding areas.
Should this factory go up and begin its practices in this area, how many of us will need to relocate to protect our health? And what would be the effect on the economy of the area due to the exodus? How might that affect property values if people are leaving and there are few new residents due to the smell and pollutants? I believe the effects on both of these would be catastrophic.
My next concern involves our infrastructure, specifically our roads. A factory in this placement means that supplies will need to be delivered there. Supplies are largely delivered by large trucks or other vehicles. 2100 is already a nightmare for traffic and light timing, especially during rush hour(s). Redwoood Road, the other major roadway nearby, is also extremely congested, especially at those peak times. The increase in traffic to this site would continue to worsen a situation that is already not working for this community.

From a nurse perspective: The new Primary Children’s Lehi campus is very close to this proposed site. At this campus, there are many different children receiving care. One group is kids getting chemo or immunotherapy. The infusion clinic at this hospital has a balcony where children can receive their treatments outside when weather permits. The emissions and smell released by this factory will likely remove this option for these children due to their fragile immune systems.
The hospital also has many children with different diagnoses, problems, and health conditions that come for care, whether for a clinic or in an emergency. These kids would be exposed to the extra pollutants, putting them at further risk while they and their families are seeking care they need. This would also increase the likelihood of those children needing extra respiratory support or lead them to a respiratory emergency.
I don’t believe that ANY company or factory is worth the lives and safety of these kids, the most vulnerable members of society, and, frankly, if you do, you shouldn’t be making decisions for them and their families.

I am vehemently opposed to Sensapure receiving approval for operation in the Lewis Landing Industrial Building. They are not being forthright with the dangerous effects their manufacturing will have on the families living in the neighborhood as well as the patients of the new Primary Children's Hospital and the students of Liberty Hills Elementary and the Utah Military Academy. For them to sell that the only effects will be a sweet smell and a little truck traffic is laughable, but also extremely alarming in reality. The flavor manufacturing process at Sensapure, in fact synthetic chemicals, requires these VOCs to be released into the air of Holbrook Farms and neighboring communities, (which is what actually causes the "sweet smell" they are trying to sell). These VOCs are known to cause immediate health issues such as headaches, dizziness, respiratory problems, and irritation to the eyes, nose, and throat. Prolonged exposure to these chemicals may lead to even more serious health risks, including potential liver and kidney damage, neurological disorders, and an increased risk of certain cancers like leukemia and lymphoma. The Utah Division of Air Quality has even reported that the Sensapure plant in Salt Lake City is contributing to the area's declining air quality. Plants like this belong very far away from any residential neighborhood, and even farther away from a CHILDREN'S HOSPITAL. Not to mention the Lewis Landing Industrail Building sits directly south of the Holbrook Farms Gardens and Garden Villas subdivision that was originally designed for and marketed to the 55+ community prior to the pandemic, so in addition to the many many babies and children that live in Holbrook Farms and are patients of the children's hospital, there is a large portion of that subdivision that are considered to be at higher risk of experiencing the serious side effects of Sensapure's manufacturing processes. I know I'm not the first comment to point all this out, but now Lehi and it's planning commission are now informed of the dangers Sensapure would bring to Lehi, and will be held accountable if this were to pass and these concerns become reality. I know sometimes these things get approved because the planning commission and/or city council feel their hands are tied, but I'm putting my faith in Lehi's planning commission to do everything in their power to put a stop to this now.

I am writing to express my unequivocal opposition to the proposed relocation of the Lewis Landing Heavy Commercial Facility into the Holbrook Farms neighborhood. The detrimental impact that this facility would have on the health and safety of our community is both undeniable and unacceptable.

The introduction of this facility would result in the release of volatile organic compounds (VOCs) into the air, compounds known to cause serious health issues. Short-term exposure to these harmful emissions can lead to respiratory problems, headaches, and dizziness, while long-term exposure can result in even more dire consequences, including leukemia, lymphoma, liver and kidney damage. These effects are especially concerning given the proximity of our neighborhood to a children’s hospital, a facility that serves some of the most vulnerable members of our community — children.

Our neighborhood, with its young families and residents, is ill-suited for heavy commercial zoning. We should not have to choose between the health and safety of our children and the economic interests of a heavy commercial facility. The risk posed by the emissions, traffic, and other environmental hazards associated with this facility is simply too great.

I urge local authorities to consider the long-term wellbeing of Holbrook Farms residents, particularly the children who will bear the brunt of any negative health impacts. We deserve a safe, healthy environment to raise our families, not one that exposes us to toxic pollutants and potentially life-threatening risks.

Please reject this proposal and protect the future of our neighborhood.

Please do not let Sensapure occupy this site. This would be a nightmare for an already congested 2100 N and a neighborhood populated by over a thousand kids, whose health and safety should be prioritized in this decision. Not to mention a children’s hospital right next door.

As a resident of Holbrook Farms, I am very opposed to the decision of letting Sensapure occupy the Lewis site. There is no need to have a heavy manufacturing plant in the middle of one of the most densely populated areas in Lehi (that will only continue to grow). This area is not only full of young kids and families, but also full of children already battling immense sickness at Primary Children’s. It seems ludicrous that our city would allow a VOCs producing manufacturer to be established here. It’s no secret that VOCs are tied to a multitude of health issues, including carcinogens. It would be a great disservice to Lehi’s citizen to move forward with this location. Please listen to the people whom this will affect and who help fund the city! We vote no.

I am strongly opposed to Sensapure moving near Holbrook Farms. Please leave Holbrook Farms as it is, a quiet, clean, residential area. There are many young families, children, and babies in the area and the last thing we need is poorer air quality. Also, with a new children’s hospital down the street from the proposed Sensapure location, I fear that the air pollution from Sensapure will only cause harm for children trying to get better. The traffic in the area is already horrible as well, and the last thing we need is more large trucks and vehicles around the neighborhood.

For the health of our community, please consider a more remote location for this business, one away from children, neighborhoods, and hospitals.

Please do not let Sensapure to occupy the Lewis site. This community is densely populated with VERY YOUNG children and who knows what the long term affects will be on their health. Not to mention you also have a children’s hospital nearby with children who have immunity systems compromised. I also worry about this decreasing home values in the community. The added safety issues due to increased traffic is also a concern. Please, Lehi City, do not allow this.

I am deeply concerned about this as a health care provider and parent of a young child the last thing we need in this state is poor air quality. There is a children's hospital and an elementary school nearby in addition this area has a lot of condensed housing full of small children. This is a big deterrent to those many people that live there and is not something we want our children to breathe in every day they play outside.

Having a manufacturing plant next to an elementary school where the traffic will be increased by large trucks is a major concern for me with having my children walking to school. Also having a plant that lets off emission into the air with products that are known to cause cancer in sports drinks (all the color dyes) seems to be counterintuitive with having just built an incredible children’s hospital. The neighborhood was already lied to about getting grocery stores in this area (which was a major selling point that the home builders mentioned at every meeting), please listen to us here.

As a resident of Holbrook Farms, I am adamantly against the building of this plant. This neighborhood is primarily families with young kids and the air pollution and work trucks pose a danger to our families. Along with that, the Primary Children’s Hospital and Ronald McDonald house host families and children who are already immunocompromised and the toxic VOCS from this plant put them in danger as well. We vote NO to this plant being built in this area!!

I'm a homeowner in Holbrook Farms and I'm against Sensapure moving in to the Lewis site. I'm deeply concerned with the health of the children in the neighborhood, at Liberty Hills Elementary School, and at Primary Children's Hospital. Please do not allow Sensapure to move in and pollute the air and make the air quality even worse. Please think of the children.

As a homeowner in Holbrook farms I strongly oppose sensapure being allowed to open a manufacturing plant in Lehi. The close proximity to homes is very concerning as it will affect the health of residents, especially our children. The air quality is already bad without adding a manufacturing plant nearby. The added safety issues due to increased traffic is also a concern. We bought in Lehi because we love the area and the safety it provides. Please don’t ruin Lehi with a manufacturing plant.

I have MANY concerns about Sensapure moving to Lehi. These concerns span across safety, health, and quality of life. Increased large, commercial trucks in an area populated densely with small children, a children’s hospital and an elementary school is a huge safety concern. Health wise, the VOCs, air quality, as well as the long term effects of all of breathing are all a huge concern. Lastly, I have a small, disabled child who easily falls ill and has many lung issues. I am also very sensitive to smells and having a constant “sweet smell” of chemicals will have a large impact on my family and our health, and quality of life.
I am strongly against sensapure coming to Lehi and truly hope Lehi city will not allow them to come into our neighborhood.

Strong Opposition to Sensapure’s Proposed Facility in Lewis Landing

I am writing to strongly oppose Sensapure’s request for approval to operate at 4170 West 2100 North. While the company claims to manufacture flavors for sports nutrition products, the impact of their operations on our community—particularly regarding air quality—raises serious concerns.


One of the most alarming issues is the potential release of airborne compounds that could affect the health of nearby residents, including children. This facility would be in close proximity to both an elementary school and a children’s hospital, putting some of our most vulnerable community members at risk. Even if the emitted odors are described as “sweet,” that does not mean they are safe to inhale over long periods. The chemicals used in flavor production can contain volatile organic compounds (VOCs) or other airborne substances that could degrade air quality and pose long-term health risks.


Additionally, while Sensapure states that semi-truck traffic will be minimal and limited to 2100 North, they provide no clear data to support this claim. Increased industrial traffic could contribute to both air and noise pollution, further diminishing the quality of life in our neighborhood.


The Planning Commission has a duty to prioritize public health and environmental safety over corporate interests. Before approving any facility of this nature, a thorough independent environmental impact study should be conducted, including air quality assessments and an analysis of potential health risks. Without such safeguards, allowing Sensapure to operate in this location would be irresponsible and reckless.


I urge the Commission to deny this request or, at the very least, require comprehensive air quality testing and transparent community engagement before any decision is made. Our neighborhood should not be subjected to unknown chemical exposures, especially when children’s health is at stake.

As a concerned homeowner in the Holbrook Farms area, I strongly oppose the proposed establishment of the Sensapure Natural Flavor factory near our residential area in Lehi.

The close proximity to homes and the Children’s hospital raise serious health concerns.

Not to mention the increased noise pollution, waste production, and water usage would and negatively impact our local environment and decrease property values.

I hope the city will consider alternative locations further from residential communities for this plant.

As someone who has previously lived near a factory that produced a persistent “sweet smell,” I can attest to how overpowering and distressing such odors can be, especially for individuals with scent or sensory sensitivities. Personally, I suffer from migraines triggered by these types of smells. Beyond this, the broader health implications for the community must not be overlooked—particularly given the proximity to a children’s hospital, where many vulnerable children receive care daily.

When the weather permits, children undergoing chemotherapy treatments often spend time outdoors during their care. The introduction of this company would inevitably compromise those moments, exposing these children to harmful odors. Maybe even eliminating this simple pleasure. If the wellbeing of the community at large isn’t enough to raise concern, I hope the lives of these children—who did not choose to be in such a difficult position—will be given the utmost consideration.

Additionally, the increase in semi-truck traffic in an area with so many children and schools poses a serious safety risk. While guidelines may be provided on where trucks can enter, these directions are not always adhered to, nor are they foolproof. Increased truck traffic inherently brings increased danger, regardless of precautions. As someone who regularly hears sirens responding to accidents in this area, I am deeply concerned about the possibility of even more incidents, especially involving semi-trucks.

I strongly urge the commission to carefully consider the negative impact this business would have on the health, safety, and quality of life of the community. The residents of this neighborhood—and especially the children fighting for their health—deserve your protection and support.
