The applicant wants to change the General Plan Designation on his property at 460 North 1200 East from Low Density Residential to High Density Residential.
The applicant submitted a concept plan with the General Plan Amendment. The concept shows 12 townhomes in a similar layout to the Cooper Hollow development adjacent to this property. The concept also shows amenities that would be provided for the residents.

Smastin asked over 1 year agoThe easement mentioned does not hold any utility lines (see snipping from the utility map below). It is an access easement to some above ground structures on the northeast corner of the property.
There is no concern for basements with the above ground structures.
Trees can be planted in the easement as long as they are not in the all weather access road.
Changing the designation from LDR to HDR changes the General Plan Land Use Designation not the zoning. It allows the property owner to change their zoning in the future but they would have to apply. Their current RA-1 and TH-5 zoning will remain until they apply. -

Tamie Momdragón asked over 1 year agoThank you for your question. They show on the concept plan 2 picnic areas, a pickleball court, and a playground. Those are the amenities required for 12 units of multi-family.
And from our Lehi City Traffic Engineer:
They will have a shared driveway to 1200 E about 325 ft north of Coopers Hollow Dr (approximately 425 N) which is where the roadway curvature ends. This is far enough away that the curve won't pose a safety risk. Exiting motorists have adequate sight distance based on national standards. There is also a proposed road stubbed to the property to the south and a proposed sidewalk to the Cooper Hollow Dr loop.
Based on national data, 12 townhomes will have 6 vehicles entering and 21 exiting in the AM peak hour with 16 entering and 10 exiting in the PM peak hour. This traffic is minimal and didn’t rise to the level of warranting a traffic impact study.
Thinking over an hour on average the most exiting traffic will be one vehicle every 3 minutes and entering at most one every 3 min 45 seconds. This level of traffic means occasionally 2 vehicles may be queued and very rarely 3 vehicles.

But I need to do my own due diligence and understand most holy cities master plan in regards to water. With that said, if there’s enough water and if this development is done with good taste, as is the neighbor in Cooper’s Hollow I would be in favor of it. I think it’s a wonderful property and hate to see these empty spaces sit empty for so long. I think the biggest concern is on traffic because that’s always going to be on the increase, however, the T intersection at hunters Grove and 1200 E. it’s got to be reworked manage it better for the flow of northbound traffic. James Comish asked over 1 year agoOur medium density zone allows up to 6 units per acre, so on this piece they could have 9 units. Our high density zone only allows up to 12 units per acre. They only want to do 12, not the 18 they would in theory be zoned to do.
