The applicant submitted a concept plan with the General Plan Amendment. The concept shows 12 townhomes in a similar layout to the Cooper Hollow development adjacent to this property. The concept also shows amenities that would be provided for the residents.

I strongly oppose the Sanati General Plan Amendment. Lehi has plenty of HDR with condos and townhomes. People want their own home with out shared walls. They want their own space. By adding more of these HDR townhomes we continue to lose a piece of what made Lehi great, our agricultural land, open space and trees.

The traffic congestion on 1200 East is another issue. It's terrible trying to get in and out of the Cooper's Hollow Development as it has poor visibility and so much cross traffic. While this is just up the road so the visibility would be better, this adds to the congestion.

I feel that approving this request as HDR would be detrimental to our community. Keeping it LDR or even just MDR would be best.

I oppose the proposal by Mr. Sanati to Lehi City to change his property from RA-1 LDR to HDR zoning.
My name is John Collier and I live at 1272 E 500 N, which shares a property line with the proposed project. I have lived here for 7 years and lived in Lehi for 10 years.

1. The majority of people I know want houses, not townhomes or condos. Townhomes here being "more affordable" than single-family homes isn't an issue here. This is a neighborhood where people are willing to pay what they need to for their houses because of the location, quality of the homes/neighborhoods, the community, etc. There are currently hundreds of options for MDR/HDR units currently available less than a mile from this proposed property, so adding more MDR/HDR isn't filling a need for the area.

2. Lehi City surveys, multiple discussions on Lehi Facebook groups, etc., show that the majority of Lehi citizens are tired of the excessive number of MDR/HDR units going in and they WANT single-family HOMES. So, with sticking with LDR, you'll get owners who take care of their property and continue to invest in the neighborhood and surrounding community because they're in this for the long haul.

3. 1200 East (including Eastgate Dr. and Main St. extending down to the freeway) isn't equipped to handle the increased traffic. This would negatively impact the existing 50 households living within Coopers Hollow, all of the homes directly on 1200 East, AND neighborhoods going up and along 1200 East for at least a couple of miles. It is already difficult as it is for anyone to pull out of their driveway onto 1200 East or to merge onto 1200 East from a connecting road, additional traffic would only make it worse.

4. I ask that Lehi City maintain LDR for this parcel. MDR if you must, IHDR as a maximum. This is a slippery slope to other areas in Lehi City asking for rezoning to HDR. To change from LDR to HDR because it "makes sense" to Sanati is not a good argument and shows his disconnect on the impact to the community for his gain. Furthermore, the fact that it is currently RA-1 is such a rare treasure to find anymore, and any LDR homeowner would be thrilled to have it.

5. I understand Mr. Sanati wanting to optimize his profit, but I don't believe it is in the best interest of the citizens of Lehi City.

I am a resident that lives directly north of the property 460 N 1200 E. Building these proposed townhomes, will have a direct negative effect on me, my household, neighbors, and all surrounding community members. Demolition of the current property and subsequent construction of the proposed townhomes would be out-of-place next to the single-family homes to the north and south.

According to the law (Utah Code Section 78B-6-1101), building these townhomes is a nuisance and directly goes against my rights as a property owner due to it preventing me from enjoying my property that is already in existence. These proposed townhomes would tower over the current homes (directly blocking my view), increase traffic, decrease the value of my home, as well as increase noise in the area during and after construction.

As such, I would ask the city of Lehi to strongly consider not moving forward with rezoning the area and rather allow current residents the peace and quality of life they currently enjoy and legally have a right to.

I strongly oppose this proposition.

Traffic and Congestion: I use the 1200 East corridor extensively and know how busy the stretch is from 500 North, south to State Road. Residents currently living in the Coopers Hollow community already have a difficult time with entry, and especially exit, of their neighborhood due to current traffic loads on 1200 East.

Those that live in the homes on the east side of 1200 E., (in this same stretch) have increasing safety concerns as the traffic loads rise. Sight lines for ingress and egress will dimmish considerably with the addition of 12 additional homes in this location.

Proposed utilization of space: The proposed housing would leave very little room for movement within the proposed parking areas in the current rendering. The proposed building proximity to neighboring property lines would greatly diminish the desirability for living in the adjacent homes, thus disproportionately impacting their value and their future sales potential.

Overall benefit: The overall benefit of this proposal is clear. Few, if any, living in and knowing this area would support a proposal of this nature when the benefit and value of such a design is for only one group, or individual.

I have no problem with the additional proposed townhomes townhomes being built near Coopers Hollow. They would be tastefully done compared to the run down home that is there now. Yes the traffic problem on 1200 East needs to be looked at but an additional 12 families would be nothing. None of these families complained about the the traffic problem when The Rooftop was being built which added hundreds of extra cars to the traffic.

I live near the proposed property and find this proposal to be unnecessary. The Utah Tech apartments and Cooper’s Hollow already provides significant high-density living areas. This property sits along the road that contains a lot of residences and it doesn’t make sense to have a high density property that sits along the outside of the road right next to low density residences. I think it will be an eyesore and the Coopers Hollow is tucked away in a little community, which i think is more appropriate. The number of residences in this proposed properties does not justify the use of this land for a high density residential area.

This is ludicrous. 12 homes on a 1.5 acre lot off a street that is already so busy is unwanted and is not safe. I live in Cooper’s Hollow and trying to turn out of our complex is already dangerous with the traffic we have, to add additional traffic will make this bad situation worse. To cram so many homes on such a small parcel of property makes no sense. This is horrible for the surrounding houses as well. Absolutely no one other than the developer is in favor of this!

I strongly oppose the Sanati high density development. I live in this neighborhood. This development will reduce our home values, will increase traffic and congestion, and will be an unwelcome eyesore in our family centric neighborhood. We strongly oppose this development.

I am strongly opposed to Mr. Sanati’s request to change this parcel from LDH to HDH to accommodate 12 townhomes.

1. 1200 East is already a congested major road for Eastern and Northeastern Lehi.

2. With one South and north bound lane, ingress and egress from this parcel as requested will pose needless safety risks.

3. This particular, small 1.5 acre lot is simply too small to be changed to HDH to accommodate 12 townhouses.

4. Mr. Sanati had a similar request for an additional 1.5 parcel in Eastern Lehi on March 3.

5. Please don’t allow this one individual to change these LDH areas into HDH for his personal economic gain from the additional, needless congestion and safety issues that his requests would result in.

6. If the City Planning Commission is considering this request, I strongly encourage the commission to install a traffic congestion tracking meter across 1200 East to track daily traffic patterns for 30 days. I believe such data will clearly support my claim of the current congestion on 1200 East which will not accommodate 12 additional town houses in this small 1.5 acre lot.

7. This request to change this particular lot from LDH to HDH is like trying to pound a square peg into a round hole.

8. I respectfully ask that the Planning Commission deny this particular request.
