The applicant requests review and recommendation on the Gardner-Plumb Main Street General Plan Amendment from Very Low Density Residential Agriculture to Low Density Residential on 50-acres located at approximately 2500 West Main Street. The property is currently zoned A-5, and the request to change the General Plan designation to Low Density Residential would allow for a future zone change and a residential development with a variety of housing types that utilizes the increase in density. Gardner-Plumb have also submitted a concept plan to show what the site will look like.

The general plan as of now, was adopted to help Lehi grow more responsibly. Making a change like this goes directly against that.
The other issue is that the developer is not even fitting the requirements for the change they are asking for.
A 214 unit development is more than 4 units per acre on a 50 acre lot. Town homes and condos also will be more than 4 units per acre.
Last of all, this is a development that the current area is not prepared for and will not be for a while. 2300 is one of the main roads that eagle mountain, Saratoga springs and west Lehi use to access the freeway. From Main Street to the freeway there are three school zones, many areas with no sidewalks that children are walking to school on and it’s only one lane each way. It can take upwards of 20 minutes to go from Main Street-2100 in the mornings. And an hour from the freeway to main street in the evenings. To add to this when a road expansion that will barely accommodate the current traffic load we already have is years out, is not responsible.
Before a zoning change is made, the infrastructure must be prepared to accommodate it now. Not two years from now. Not 5 years from now or 20 years from now.

Absolutely not. Things are way too congested as it is. Water resources are strained, streets are crowded. Even considering this proposal leads any sincere Lehi resident to believe that city planners want Lehi to look like West Valley City within a few short years. Why we ever allow developments such as these right off the Main Street in our town is beyond me. They diminish the attractiveness of the town and leave many to wonder if city planners really have the best interest of current residents in mind.

We have lived in Lehi for almost 22 years and with all of the growth… especially all the high density housing that has already gone up, Lehi has lost its small town feel which is the very essence of what Lehi was. Lehi city residents have already been let down by allowing this type of housing to come into the city especially when the infrastructure that we have in place cannot accommodate the people already brought in let alone additional growth. City leaders are elected to be a voice for the people and to better our community, not make it worse than it already is. This proposed residential neighborhood will only have a negative impact and add to the problems we are already facing such as crowded roads, over filled schools, water usage…the list goes on. Please vote against this proposal!

This plan is a horrendous idea. 214 families, where the average household have 2 vehicles means and extra 428 cars in that area! It's all ready so congested. Not to mention that most of those families will have children that will attend area schools who are already overly crowded. If this was a single family home community that would change my mind. High density. Absolutely NO!!! Please do not pass this!!! Think of the residents who live near this area. Think of all of the extra traffic this will cause.

Changing the zone from very low density agriculture to low density residential is a mistake. Our roads and schools and community amenities cannot support a population increase in this area. Retail in this area goes to Saratoga or American Fork. Please consider not passing this amendment.

I do not support this plan. The population density is already too big in this area! Elementary schools are too full as it is, traffic is getting out of hand, and adding 214 families in this small area will only make things worse. We do not have the infrastructure to support this.
I propose a high quality large park and some convenience small businesses. Similar to the park in Saratoga springs- patriot park.
