Jeff Southard wants to build several commercial retail buildings on the corner. These would include three drive-throughs. No exact tenants have been identified, and they would need to be allowed in the Commercial zone, but overall the type of users proposed are allowed in this zone. The Planning Commission are reviewing the proposed drive-throughs as a conditional use. Conditional uses are an allowed use, but they allow for reasonable conditions to be put on them. Like hours of operation, more landscaping, etc.
The applicant also requests an exception to put the drive-aisles for the drive-throughs between the buildings and the street. This requires an exception but the alternative is drive-throughs that loop around themselves.
The public is invited to share comments related to the exception and the drive-through. Please leave comments below or ask staff questions.

The safety of the neighborhood children walking back and forth to Fox Hollow Elementary needs to be a top priority in any decisions made regarding this property. There are 150+ children who cross this intersection during peak times twice a day. Additionally, Fox Hollow Elementary only has one main access road (3200 N) so the traffic can become very heavy at this intersection during school times. I encourage the Planning Commission to look at the IHC Instacare medical office that is kiddie corner from this property. The building has a generous green space and landscaping bordering the sidewalk providing a safe buffer from any cars coming near the walking paths for the children. Additionally, the IHC has only one road access that is on 1200 West- once again, away from the walking path of the children. I would hope the Planning Commission would recommend that this new development also be carefully planned with the safety of our neighborhood children in mind. Thank you.

I wish the meeting for this was not on a busy night in December, filled with Christmas concerts, recitals, and events. I guess most of us will have to watch after-the-fact, which is unfortunate. I'm struggling to decipher everything going on in the rendering. I do see that there are fewer outlets to/from the stores/restaurants onto 1200 and 3200, which is appreciated, considering all of the children walking that corner. I also appreciate that the drive-throughs do not go onto the street. Still have many questions over the retail parking, green space, access, and more, but will watch the meeting to try to learn more.

From what I can tell it looks like the developer heard clearly the complaints about the original plan and did as much as possible to remove or mitigate the issues many had. Although I'm still hesitant about so many drive throughs, I appreciate that they have contained the entrance to be in one street and prevents cars from leaving onto 3200 where many children walk to and from school. The future use of the current nursery as a medical assistance center is also much better than a storage unit.
Thank you for listening as much as it was reasonable. I don't think I have any concerns about the development and in fact welcome it over the ugly pad that used to house lots of construction and dump equipment.
