The applicant is asking for approval to create the Willow Park Church subdivision, which will have six lots. Two of these lots will be used for a future LDS stake center and meetinghouse, while the other four will be for homes. CJones asked about 2 months agoThis is a preliminary subdivision application that is mainly focused on the legal subdivision of land. The specific layout and parking of each lot has not been determined yet. The applicant will need to apply for a site plan application for each individual lot, and those details will be provided then. A 6-foot sight obscuring fence will be required between any residential and non-residential use, so there will be a 6-foot fence along the perimeter of lots 1 and 2.
The environmental impact of the trees has not been evaluated. City requirements state that only if there is evidence there are state or federally listed endangered or threatened species will the City require an environmental impact study. As there is no evidence saying there are state or federally listed endangered or threatened species, the environmental impact was not studied.
A traffic study was also not conducted for this subdivision. Lots 1 and 2 are expected to a stake center and a meetinghouse, respectively. City code only requires a traffic study to be conducted if there will be an increase in traffic at the morning and evening peak hours (rush hour). As a stake center and meeting house do not generate much traffic during the morning and evening rush hours, it was determined a traffic study was not needed. Lot 1 will have an access to 1500 North, and it will also have a new access to 2550 West. 2550 West will eventually connect to 1400 North and 1500 North.

SS asked about 2 months agoThe only road the developer will construct initially is the first half of 2550 West connecting into 1500 North. The road will end at the southern lot line of Lot 1 to provide access to the church to 1500 North. The developer has stated they are not sure when the rest of the project will develop. This is a preliminary subdivision application, and as such the developer can phase the construction of their development for a later date. At this point in time we can only require they provide road access for the lot they are developing, which is Lot 1.
