The applicant is proposing a concept plan for a LDS Stake Center located near 1500 North 2550 West. The applicant is requesting two exceptions to the Chapter 37 Nonresidential Design Standards: one to not have 20% glass along the wall that faces the street, and one to now have the building be oriented toward the corner of 1500 North 2550 West. The Stake Center itself will be 24,000 square feet and have a steeple that is 70-feet high. There will be 380 parking spaces and one access off 1500 North.

The parking lot is massive. It's way oversized I've never seen a church parking lot fill up, even on busier than usual weekends. It is an egregious use of land for it to become a largely empty impervious surface. It would be much better if more land was landscaped toward either a xeriscape usage or landscaped to draw in pollinators. Most of the people living in this area are easily within walking distance, especially on the south side and walking infrastructure can/should be put in place to make accessing from north of 1500 N easier and more encouraged. The size of the parking lot incentivizes driving at the expense of the community, the land, and the air we breathe.
