Mammoth Holdings is requesting to change the zone of a property located at 78 South 2300 West from R-2 to Commercial to facilitate the construction of a car wash. This parcel has a General Plan Land Use designation of Commercial, so the zone change would be consistent with the General Plan. As such, the Planning Commission would need significant evidence the zone change could potentially cause undo harm to residents to be denied. As a public hearing item comments should focus on how the proposed zone change could have negative impacts on residents.
