The applicant is requesting to amend the General Plan land use designation of this property from Commercial to Heavy Commercial on 5.7-acres located at 3501 West 1940 North.

Per the applicant’s narrative, the request for Heavy Commercial would facilitate Gardner-Plumb being allowed to build multiple flex office buildings that are greater than 30,000 square feet with greater than 50% of the space used for warehouse.

The current Commercial zone does allow for light office warehouse, but that use limits the square footage and percent split on the warehouse and office space. The Commercial zone and the Commercial General Plan Land Use designation are intended to be more compatible with surrounding neighborhoods through the limiting of certain uses deemed more intense.

The Planning Commission should consider the allowed uses in the Heavy Commercial classification and if the expected use is appropriate on the property.

I live in the community on this street and I would hate to see it be used for offices and warehouses. We’re already in an area with no public transportation, no markets within walking distance, and heavy traffic. Our community desperately needs options, and heavy commercial would increase traffic and benefit none of the locals. Please do not go forward with this.
