Consultation has concluded

Lehi City requests review and recommendation of a Development Code amendment pertaining to the Residential Zoning Districts in Chapters 5 Table of Uses and the Table of Bulk and Intensity. A breakdown of the proposed revisions in each section is given below.

Table 05-040-A (Bulk and Intensity- Agriculture and Residential Districts)

The proposed amendment to the table breaks down standards for frontages and setbacks for single family and multifamily uses. Multi-family setbacks will be decided and allowed as per International Building Code requirements. Frontage and setback requirements were reduced for multiple zones, but primarily in the R-2 and R-3 zones.

An additional change was to remove the allowance for a zero foot driveway length on alley/rear load product. The option is now 2-4 feet or 20 feet minimum.

Table 05-030-A (Table of Uses- Agriculture and Residential Districts)

Several changes were made to the table including adding, deleting, and clarifying uses. Though many changes were made, the intent was to clean up the table of uses making it more clear for future development.

Significant changes include the following:

  • Allowing for more flexibility in housing types in the R-2 and R-3 zone and making them permitted uses
  • Making places of worship and public schools permitted uses in all zones except TH-5
  • Adding Commercial Campgrounds as a permitted use in the A-5 zone
  • Allowing Commercial Recreational Facilities in certain larger lot zones (tennis facility, equestrian center, etc.)
