The residents in the RA-1 zone adjacent to the property located at 635 West State Street respectfully ask the committee to deny the requested zoning change from Commercial to Heavy Commercial for the following reasons:
- The noise and activity allowed in Heavy Commercial Zones having a detrimental impact on the adjacent Residential Zone quality of life and property value.
- Referring to 1, 2, 3, 4, & 5 of Applicable Development Code Regulations, Section 04.060 Criteria for Approval
- Referring to Applicable General Plan Goals and Policies for Heavy Commercial “Appropriate locations . . . that do not impact existing and planned residential areas”
- Referring to 2, 3, & 4 of the "Possible Motions and Findings" of the Planning Commission
- Referring to the General Plan adopted by Lehi City in 2022, zoning the areas south of State Street as Commercial and the areas north of State Street as Heavy Commercial
- Referring to the comment by the Planning Committee on 8/21/24 when reviewing the proposal
