The applicant is seeking review and recommendation of a proposed zone change from A-1 to RA-1 on 1-acre of property located at approximately 1200 N Trinnaman Lane. This zone change is consistent with the approved General Plan designation of VLDRA (very low density residential agriculture) on the property because RA-1 is allowed on properties that are less than two acres. The zone change will allow the development of the property in a way that is consistent with the General Plan. The applicant plans to develop the property with two lots that would be slightly less than half an acre. The zone change to RA-1 is needed to facilitate meeting the lot size requirements due to eventual right-of-way dedication. A change to the R-1-22 zone would not allow the applicant to do a 2-lot subdivision based on the half-acre lot size limitation.
