The Planning Commission approved this concept.

Perry Commercial requests approval of a concept plan that includes future office and retail as well as parking structures. The concept is located at Sunrise Way and Morning Vista Road in the Traverse Mountain Planned Community. The Traverse Mountain Area Plan designates this area as highway commercial and also allows residential units to be transferred from the canyon to this specific spot. However, the applicant does not currently show any residential units in their concept.

The concept features three office buildings fronting Timpanogos Highway. It also includes 5 retail pads around the site. The interior of the site consists of surface and structured parking.

The applicant also provided some conceptual renderings of what the first office building might look like.

As a resident of this area, the biggest concern I have is with public services. There seems to be a huge lack of city support in this area when it comes to parks or good local businesses. Is there anything being done here to ensure this project will benefit this area in this way?

It may be wise to ensure local businesses that provide good services to the neighborhood are brought in or prioritized for the business pads in this location.

If I remember correctly, there is also a spacious field next to where this project is being planned. Compelling Perry to build a neighborhood park there would be a great idea for the community. Especially considering Perry has a reputation of frustrating the residents they’ve claimed to serve in this area. Just some thoughts to make this area a much better place to live.

Hello,

I am also a nearby neighbor and am concerned because this development has the potential to either benefit or harm the nearby neighborhood. From what I understand, Perry has already got away with changing plans for the adjacent neighborhood in a way which negatively impacts its residents by removing a planned park in this area, which is notoriously underserved by public green space. Is there anything being done, or is there a contingency that can be placed on this plan that they also follow through on their promise to build a park?

If there is one thing Northern Lehi is not lacking in, it’s office space. Much of the existing office space is connected to the wonderful Murdock Canal Trail and connected trails which does a great job of enabling bike and train commuters, and has great recreational value as well. With this office building being on the other side of Timpanogos Highway, the city should consider a tunnel or bridge that would connect closer to the office building to help curb the number of cars commuting to this spot and give more citizens safe access to the wonderful mixed-use trail system.

While I am less than excited about the prospect of yet another enormous office building that will do little-to-nothing to positively impact nearby residents, I don’t believe it has to necessarily Negatively impact the neighborhood. The smaller retail pads in the plan, as well as the adjacent undeveloped space DO hold potential to benefit the community. What is being done to attract the kinds of businesses which will benefit and enrich the neighborhood?

As Northern Lehi continues to develop I see huge potential to enrich the lives of its residents, rather than simply being the corporate workplace destination it currently is. I would love to see effort from the city to attract businesses to this area which benefit its residents. Boutique or antique shops, entertainment venues, art galleries, bookstores, locally-owned restaurants or cafes, and activity-based businesses such as arcades, bowling, escape rooms, laser tag, etc. would all provide great value and benefit to nearby residents and attract visitors from miles away, breathing life into an otherwise stuffy and corporate area.

As a nearby neighbor I just have some questions about connectivity and traffic through the site. Will there be sidewalk or a connection to the trail along the property line between these new office buildings and the in-construction apartment complex? If you don't want people cutting through the parking lot to the trail halfway through the block, you could provide access instead?

Also, will Sunrise Way be connected prior to construction? Right now the future connection is very narrow (and looks narrow on the drawing especially compared to Traverse Parkway across the way). Will there be a dedicated left turn lane for all the traffic leaving the office buildings? And/or are there plans to help that traffic flow out of Sunrise Way onto Morning Vista? Right now it is difficult to cross Morning Vista either there coming from Traverse Parkway or even above at Traverse Terrace at certain times of day due to traffic flowing on Morning Vista, plus poor sight lines make it somewhat death-defying to pull out when you can't see oncoming traffic due to the hill... Can there be a stop lights added or a roundabout on Morning Vista at Sunrise/Traverse Parkway to facilitate rush hour from the 3 future office buildings and apartments? This should be considered by the city from the concept phase instead of creating a problem to be solved afterward. Crossing Morning Vista is already difficult and borderline dangerous, and adding more traffic will make the problem worse - so please make plans to solve it now as part of this current construction phase vs making it worse before considering solutions?
