Consultation has concluded

The applicant is requesting approval for a conditional use permit to allow a flag lot on a 0.47-acre parcel located at 415 West 500 North. Flag lots are a conditional use in all residential zones.

The subject property is in the R-2 zone which requires a minimum lot size of 8,000 square feet or approximately 0.18 acres. Both the flag portion and altered existing lot meet and exceed the minimum lot size. The flag stem meets the standard minimum of 20 feet of frontage. The lot for the existing home has 79 feet of frontage, which meets the 75-foot requirement for the R-2 zone.

The DRC had no comments on the conditional use, but a general comment was left that says the following:

The Planning Commission may impose additional conditions on flag lots including:

(a) location and height of the dwelling;

(b) compatibility of the proposed project with existing conditions; and

(c) screening and landscaping.
