The applicant requests a zone change from RA-1 to R-1-Flex at 805 and 913 East Cedar Hollow Road.

The existing RA-1 zoning has a minimum lot size of 15,000 square feet. The proposed R-1-Flex zone allows a minimum lot size of 8,000 square feet.

The proposed zoning matches the General Plan designation of Low Density Residential (LDR)

Zone changes are legislative items which gives the Planning Commission and City Council some level of discretion. However, where this meets the General Plan Designation, they would need significant reasons to deny the zone change.
