This item received a positive recommendation by the Planning Commission and will be scheduled for City Council on February 22nd.

The applicant requests review and recommendation of The Lofts at Holbrook Farms located at 2700 North Redwood Road. The proposed development has 240-townhomes, guest parking, and related amenities. The proposed development will include workforce style housing and a satellite campus for the Rippy Literacy Center.

The proposed layout includes a mixture of rear-load townhomes and back-to-back townhomes. The site has three accesses off 2700 North, 4400 West, and Camden Way. Within the development will be a private loop road with alleys coming off the road to service the townhomes. The townhomes will front alleys, open space, or the private drive. In the center of the site will be open space that hosts the amenities for the development. The proposed amenities include a playfield, community gardens, clubhouse, and the satellite campus for Lehi Rippy Literacy Center.

Sidewalks will be provided on one side of the private drive, as allowed in the Holbrook Farms Area Plan. In addition, a trail will run north-south through the open space area to provide greater pedestrian connectivity through the site. The site plan shows raised crossings along the private drive where the trail crosses the street. The proposed guest parking meets the requirements of the Holbrook Farms Area Plan and will be located along the loop road and open space.
