The Falls at the Point General Plan Amendment

The applicant wants to change the General Plan designation from Commercial to Mixed-Use on 11.1 acres located at approximately 4300 North Digital Drive.
The City Council just adopted the comprehensive General Plan Land Use Map update which designates this area as commercial. Changing the designation to Mixed-Use and allowing residential development will either reduce the density in other areas designated as Mixed-Use or Transit Oriented Development. Or it will increase the overall density in the City.
The applicant provided a narrative describing the attributes of this site that make it a good location for a mixed-use development. The applicant also provided a concept plan showing their intended layout. This concept includes two retail pads, one hotel, and two mixed-use apartment buildings with 372 total residential units and office space on the first floor. The applicant also provided examples of other projects to illustrate how they envision developing this site.
