This item received a positive recommendation by the Planning Commission and will be scheduled for City Council on February 8th.

The applicant is requesting review and recommendation of the Sunset Meadows Plat B preliminary subdivision, a 3-lot residential subdivision located at 1980 West Snow Spring Drive.

The subdivision will consist of three single family lots on a total of 2.17 acres. The lots range in size from 12,670 to 33,287 square feet. There is an overall density of 1.38 units per acre for this subdivision which is consistent with the goals of the General Plan designation and zoning. The R-1-12 zone establishes a maximum density of three units per acre.

Since concept plan approval, the most significant change shown is the inclusion of the continuation of and connections to the Powerline trail with Parcels 1 and 2 being dedicated to Lehi City. These two parcels show the installation of a 10-foot asphalt trail with a two-foot buffer from the adjacent residential properties. Additionally, the trail continues along Snow Spring Drive to complete the gap in the trail network.
