The applicant requests approval of a two-lot subdivision with an existing home on a 0.40-acre parcel located at 77 East 300 South.
The subject property is in the R-2 zone which requires a minimum lot size of 8,000 square feet or approximately 0.18 acres. Both lots meet the minimum lot size. The original lot will be approximately 8,002 square feet and the new lot will be 9,070 square feet. The lot for the existing home has 75 feet of frontage, which meets the 75-foot requirement for the R-2 zone. The new lot will have 21 feet of frontage, which exceeds the 20-foot requirement for a flag lot.
The applicant meets all the requirements to develop in the R-2 zone, as such they are an “as of right development”, meaning that the Planning Commission cannot deny this project. However, the Commission should review in case staff missed any requirements in their review. The Commission may also make suggestions to improve the subdivision or reduce the impact on the existing neighborhood based on public input.
