The applicant is requesting conditional use approval for a cash checking business located at 525 South 850 East, Suite 3.
The proposed conditional use is for Smart Cash LLC, who is looking to lease space in the Best Vinyl building. They also are leasing space for a staffing business and the cash checking business will facilitate people being able to turn their paychecks or other checks into cash. This use is designated as Check Cashing, Title Loans, and other Credit Services in Chapter 5 of the Lehi City Development Code. This use is classified as being conditional in the Heavy Commercial zone as noted in the above chart.
The applicant has included information in their narrative about their proposed hours of operation and has expressed that they have no interest in the security devices or neon lighting that are prohibited by Chapter 12 of the Development Code.
The DRC had two comments regarding the proposed conditional use, including the following:
Informational for PC- Check Cashing, Title Loans & other Credit Services are conditional uses in every zone we allow them. This application meets the proximity and population requirements set out in Chapter 12 of the Development Code.
No bars, chains, or similar security devices visible from the public street or sidewalk are allowed. Neon lighting, other than the building's sign, is not permitted on the exterior.
