Consultation has concluded
Sensapure is asking for approval to operate in the Lewis Landing Industrial building at 4170 West 2100 North. They are a company that makes flavors for sports nutrition products, and they will be manufacturing, shipping, and developing their products at this location. The company expects little semi-truck traffic, and all truck traffic will be routed to 2100 North. There could be a sweet smell when they make some of their products, which the Planning Commission will need to consider.
Conditional uses are allowed uses that can have conditions put on them to mitigate against negative impacts. The most helpful comments include the potential negative impacts and ways that they could be prevented. Conditional uses are extremely difficult to legally deny and require data that shows significant harm will happen if the use comes in.

As a Holbrook Farms homeowner I do not approve of Sensapure being next to our residential neighborhood. Please don’t let this company operate so close to our homes. I have two small kids and i dont want them to breathe in toxic air and then have life threatening diseases later in their life. Thank you

As an Exchange homeowner resident right across from where they are wanting to manufacture these potential toxins, my family is strongly against this for our and our neighbors health. This should not even be considered to go in with all the schools, high dense homes, families living here, ill children at hospital, as well as all of our family’s in this area. The 2100 and car emissions going to get worse is already bad enough fate coming to us and to add this is not acceptable. Being a heart failure, severe sensitive triggered to smells and pollutants migraine sufferer with lung issues already, this is not acceptable for me or any healthy person to live next too as it poses high risk for all. We vote no to Sensapure.

Lehi city is so stupid for changing the zoning to heavy industrial. This warehouse is right down the street from a brand new state of the art hospital that kids with cancer and all sorts of horrible problems go to get treatment at. Why would they want that wafting down their way? Lehi city really needs to think about the community and less about money going into there pockets or they won’t have anyone wanting to live in Lehi.

I sincerely request Lehi City not to authorize this at this particular location as it has tons of homes situated near by. If the rumors are true and if there is a proposed school district or school coming close to that location. It will impact entire residencey and put the community into jeopardy with serious health issues. If the city is seriously considering bringing any business try to bring an IT company or an nursing home or a bank or even a grocery store which will help people to less commute

As a long term Holbrook Farms resident, I am extremely concerned about the synthetic volatile organic compounds (VOCs) released by Sensapure’s flavor manufacturing, which contribute to poor air quality in Lehi. These emissions cause immediate health issues like headaches and respiratory problems and pose long-term risks, including organ damage and potential cancer. Despite regulations, it’s alarming that community health is being compromised for this production.

I urge Lehi City to carefully consider the potential environmental and health impacts of allowing Sensapure to establish a manufacturing facility next to Holbrook Farms.
Volatile Organic Compound Concerns: Sensapure's flavor manufacturing process relies heavily on volatile organic compounds (VOCs), often synthetic chemicals. These chemicals are responsible for the "sweet" smell emanating from the plant, which is indicative of their release into the atmosphere. Immediate and Long-Term Health Risks: Short-term: Exposure to VOCs can cause immediate health issues such as headaches, dizziness, respiratory problems, and irritation to the eyes, nose, and throat. Long-term: Prolonged exposure poses more serious health risks, including potential liver and kidney damage, neurological disorders, and an increased risk of certain cancers like leukemia and lymphoma. Air Quality Impact: The Utah Division of Air Quality has documented that the existing Sensapure plant in Salt Lake City contributes to diminished air quality in the surrounding area. Community Well-being: While regulations exist to mitigate these risks, it is imperative to prioritize the health and well-being of our community. Introducing a significant source of VOCs into Lehi City raises concerns about the potential impact on our families, friends, and neighbors. Lehi City should carefully weigh the potential economic benefits against the potential environmental and health risks before making a decision that could have long-lasting consequences for the community.

As a resident of Holbrook farms neighborhood, I am extremely opposed to this type of manufacturing adjacent to a such a large residential complex. With potential harmful toxins and diminished air quality, allowing such manufacturing near residents and a Children’s hospital is extremely negligent. Prioritize Lehi citizens and not businesses.

This is an incredibly alarming prospective business to be occupying a warehouse nested within two very high density population centers within Lehi. I used to work at a facility that manufactured products like these and we were often completely covered in PPE equipment to keep the damaging chemicals from entering into our airways or irritating our skin.
Within less than a mile of this location you have a jewel of lehi, the primary children’s medical center where children will literally be fighting for their lives. Introducing a facility like this with the potential to make that fight even harder flies in the face of our trained medical professionals that are dedicated their entire lives to helping these children.
Additionally, this area is densely populated, on both sides of 2100 n. I am a property owner that owns two single family homes on either side of 2100, this brings great risk to my family, and my future tenants or future buyers of my homes and I cannot in good faith allow this to go through. This will be a great burden on the public without providing any sort of benefit to them. I believe the statement about a ‘slight sweet smell’ is significantly downplaying all of the associated risks and the incredible negative externalities that will imposed upon local residents.
In relation to Eric Sabin’s recent post about Sensapure moving into the neighborhood. I did some digging into the potential impact this could have on our neighborhood. And here’s a summary of what I found:
I am deeply concerned about the volatile organic compounds (VOCs) used in the flavor manufacturing process at Sensapure, which are often synthetic chemicals. The "sweet" smell emanating from the plant is due to the release of these VOCs into the air, which can lead to immediate health issues like headaches, dizziness, respiratory problems, and irritation to the eyes, nose, and throat. Long-term exposure to these chemicals could pose even more severe health risks, including potential liver and kidney damage, neurological disorders, and an increased risk of certain cancers like leukemia and lymphoma. According to the Utah Division of Air Quality, the current Sensapure manufacturing plant in Salt Lake City is contributing to diminished air quality in the area. While there are standards and regulations in place to mitigate these risks, one must question why we are willing to subject our loved ones to such potential health hazards for the sake of flavor production.
There are locations for facilities like these that will not be such a negative risk to the population. This will hurt not just the immediate neighborhood, but the vast majority of Lehi as well.

I am highly concerned and do not want this plant to be present in my neighborhood where I have two small children. I have had many health issues in my life and I am concerned this can add to or create new health issues. There is also a new primary children's hospital nearby that seems like this is not a good location for this company. Please do not allow them to occupy this space. Maren

I am a resident of Holbrook Farms and I am very sensitive to smells. I get headaches when my husband wears cologne. If this were to move forward I wouldn’t be able to leave my house to go on walks, spend time in my backyard with my kids or gardening, etc. This would majorly impact my quality of life. I do not want Sensapure to operate in Holbrook Farms.

I am writing to express my strong opposition to the proposed establishment of the Sensapure Natural Flavor factory near our residential area in Lehi. As a concerned resident, I believe this project poses significant risks and challenges to our community's well-being and quality of life.
Health and Safety Concerns: The operation of a flavor factory in close proximity to homes raises serious health concerns. The potential release of chemicals and pollutants into the air can adversely affect the respiratory health of residents, particularly children, the elderly, and those with pre-existing conditions. The long-term exposure to industrial emissions is a risk we cannot afford to take.
Environmental Impact: The factory's operations could lead to increased noise pollution, waste production, and water usage, all of which would negatively impact our local environment. The preservation of our natural surroundings is crucial for maintaining the ecological balance and ensuring a healthy living space for all residents.
Property Values: The presence of an industrial facility in a residential area is likely to decrease property values. Homeowners have invested significantly in their properties, and the introduction of a factory could undermine these investments, leading to financial losses and decreased community morale.
Quality of Life: Our neighborhood is known for its peaceful and family-friendly atmosphere. The establishment of a factory would disrupt this tranquility, leading to increased traffic, noise, and industrial activity. This change would detract from the quality of life that residents currently enjoy and expect in a residential area.
Alternative Locations: There are more suitable locations for industrial operations that do not encroach upon residential areas. I urge the city council to consider these alternatives to ensure that both the community's needs and the company's business goals can be met without compromising the well-being of residents.
In conclusion, I strongly urge the city council to reject the proposal for the Sensapure Natural Flavor factory near our residential area. The health, safety, and quality of life of our community should be the top priority. Thank you for considering our concerns.

Not only as a homeowner in this neighborhood, but a concerned citizen in Lehi this needs to be stopped. The negative health effects this has on our community should be the number one priority in this decision-making. This would not only put the families here in Holbrook at risk, it would also impact children that are needing care at Primary Children’s. I strongly opposed to Sensapure coming into our neighborhood.

I have lived near manufacturing plants before and am not comfortable with any scent produced by a business entity. We already have enough commercial entities near this neighborhood and do not need anymore; particularly those that will emit “sweet” smells.

This area is primarily residential. While there is availability for this type of plant, it seems extremely inconsiderate and reckless to allow this manufacturing to take place in the vicinity of such a densely populated family neighborhood as Holbrook farms. I have asthma and lung damage, and am concerned for the air quality that will be eminating so close to my home. I feel like this location is already going to be dealing with noise pollution and poor air quality, (even more air pollution) in the future, with the 2100 N freeway construction and completion.

As Holbrook farms resident, I do not approve of Sensapure to operate in the Lewis Landing Industrial Building. This building is right next to a residential area that houses thousands of families and any potential hazardous toxins being released into the air from their business operations should be strongly prohibited. The safety of the residents in this area should be of primary concern and anything being brought in as a potential threat to that safety should not be allowed.

I strongly disapprove of sensapure moving into our, or any, residential area. The VOC’s they will emit are know to negative health effects. So my question is why would you allow a business with dangerous emissions near homes, schools, hospitals and restaurants? Please keep them out of Holbrook. Thank you, Tyler Geertsen

As a homeowner in this neighborhood, I’m vehemently opposed to Sensapure’s operation here. According to the Utah Division of Air Quality, the Sensapure manufacturing plant in SLC has been contributing to the declining air quality in the area. It is not appropriate to put such a plant in a residential area like ours. It will pollute our air and lead to long term health issues for residents.

As a resident of Holbrook Farms, I strongly oppose Sensapure operating in the Lewis Landing industrial building or anywhere in this neighborhood. Our area is full of children and elderly folks. What studies have been done on the long term effects of the vapors that will emanate? what studies were done on the chemicals used? what studies were done for resulting air pollution? What measures are being taken to protect the residents of the community?
Will additional health insurance be provided to the residents by the city or the company?
