Edge Homes is proposing a new PUD (Planned Unit Development) . The first phase of River Point was approved as a PUD on April 12, 2022. The Planning Commission and City Council determine if a PUD will provide a better development than if the developer just met the standard zoning for the area when they approve a PUD.

PUDs allow for a variety of lots sizes and require a minimum of 10% of the land area be open space. In this case the open space could include the previous phases of open space, but all together it would need to meet the 10%. At the last DRC, Edge homes showed that they were at 13.5%.

The number of lots that is allowed is based on the underlying zoning. In this case the R-1-8 and R-1-15 zones would allow for 174 units. They propose to include a mixture of single family and rear load townhomes as well as open space. It also shows connections to the power line trail and a trail along the Jordan River.

With the proposed development being next to the Jordan River it will also have to comply with the Jordan River Overlay which requires buildings be setback from the water and other requirements.

This item is somewhat discretionary but with the approval of the overall concept plan, and the pervious phases of River Point, there would need to be some strong reasons to deny this. However, concerns and information on the area are always helpful to the Planning Commission and City Council.
