Consultation has concluded

The applicant requests review and recommendation of a proposed development code amendment to Chapter 39 definitions and Table 05.030.B to add a Small Haul Concrete Manufacturing Use. The applicant utilized proposed text for the concrete manufacturing use from the City and then made adjustments to tailor it to the scale of their business.

Per the applicant’s narrative, the added wording to the Code limits the amount of concrete supplied per order and therefore will impact the size of truck needed for pickup and the size of the batch plant. It would be inefficient for a standard 80,000 lb. concrete mixing truck which can typically carry 10 yards of concrete to order two yards or less.

The proposed use is shown as being permitted in the Heavy Commercial zone. The applicant recently received approval for a zone change to C-H on two properties located at 830 and 850 W State Street.
