The applicant previously submitted an application for a zone change from R-1-12 to R-1-8. The City Council denied this zone change.
The applicant submitted a flag lot that works in the R-1-12 zoning district but will not allow for them to have a detached ADU. The applicant expressed in their narrative that they no longer plan to have a detached ADU. They plan to keep the garage/shop with its current use, and they show it included on the flag lot.
Flag lots are conditional uses allowing the Planning Commission to include reasonable conditions. The applicant already shows on their concept layout plans for a fence on the south side and a landscape buffer on the west side of their property.
