This item received a positive recommendation from the Planning Commission and will go to City Council on September 14th. 

The applicant requests review and recommendation of the Lotus Vaseo one lot preliminary subdivision plan to be located at 225 South 600 East. This application follows the Pine Springs Concept plan, and the applicant will eventually submit a final subdivision and site plan.

The applicant’s intention is to build 30 townhouse units and five single-family detached units on the 3.09-acre property and demolish the existing buildings on the lot. The proposed preliminary subdivision plan places density near a variety of commercial uses which encourages walking and shorter driving trips to reach retail and services.

The layout for the proposed plan consists of 35 total units with access from 600 East and 200 South. The project is proposed to be approved as a planned unit development (PUD), which requires a minimum 10 percent open space for the overall project. An open space area is shown located centrally within the project and accessible by sidewalks to all units. An internal network of private roads would service the community. Eleven on-street guest parking stalls are shown within the proposed plan as well as five additional parking stalls. Section 37 of the Lehi City Development Code requires amenities be provided for multifamily developments and the plan shows a tot lot, community BBQ area, dog run/bark park, pickleball court, and walking trails with benches.

Both the townhomes and single-family homes have provided elevations. Materials include brick, colored stucco, and siding.
