Longhorn Meadows Concept

The applicant is requesting review and recommendation of the Longhorn Meadows concept, a 15-lot residential subdivision located at approximately 400 South 1300 West. A proposed zone change to R-1-Flex was submitted concurrently with the concept plan. The zone change will make the development and proposed density possible.
The concept plan will consist of 15 single family lots on a total of five acres. The lots range in size from 8,003 to 17,132 square feet. There is an overall density of three units per acre for this subdivision which is consistent with the goals of the General Plan designation and proposed zoning. The R-1-Flex zone establishes a maximum density of 3.25 units per acre for developments under ten acres. The only significant change that will need to occur prior to preliminary subdivision is the alignment of the roads. 1300 and 1330 West will need to connect due to road intersection spacing requirements.

Not opposed to residential zoning. However lots size and easements should be consistent with the neighborhood to the North, wider road and really needs to have access from 1100 W.
Placing smaller homes closer together is not consistent with any surrounding neighborhoods and will distract from the current property values.
I am not opposed to residential housing 1- flex. I would like to know what all the setbacks will be. When the homes were built to the north of the division, the set back from the back of the property was 30ft and the front was 25ft the side property easement was 10 feet. The house specs that they have attached to the plan do not look like they would fit on a 8,000 sq foot lot. I am wondering what type of home they would build on the smaller lots. A huge house crammed into a small lot does not fit with all three existing neighborhoods surrounding the new development which is stated in the RH-1 flex description.
