The Planning Commission provided a positive recommendation to City Council on this item.

The applicant is requesting review and recommendation of the Lone Peak Land concept, a 20-lot residential subdivision located at approximately 1700 West 1500 North. A proposed zone change to R-1-22 was submitted concurrently with the concept plan. The zone change will make the development and proposed density possible.

The concept plan will consist of 20 single family lots on a total of approximately 13.05 acres. The lots range in size from 19,727 to 30,741 square feet. There is an overall density of 1.53 units per acre for this subdivision which is consistent with the goals of the General Plan designation and proposed zoning. The R-1-22 zone establishes a maximum density of 1.75 units per acre. Ten of the lots are slightly less than 22,000 square feet and a few others have frontages slightly under 100 feet as required by the R-1-22 zone. However, these lots reflect the decision to allow additional density or modified lots in lieu of right-of-way and asphalt for master planned road widening on 1700 W and 1500 N.

The proposed concept shows two road stubs to the south to provide for future connectivity. Access to the subdivision is currently provided on both 1500 North and 1700 West.
