This item received a positive recommendation from Planning Commission and will go to City Council on November 16th.

The applicant wants to change the zoning from transitional holding (TH-5) to medium density (R-2) at approximately 2900 North 1200 West. Transitional Holding is a zone that indicates no water has been dedicated and nothing can be built with that zoning.

This proposed changed to R-2 is consistent with the previous General Plan Amendment to Medium Density Residential that City Council approved in August of this year. The applicant showed a concept plan with 39 small lot single family homes at that time.

This will go to City Council with a Development Agreement that will limit development to what was shown in the concept plan.
