Consultation has concluded

The applicant wants to change the general plan from Low Density Residential (LDR) to Heavy Commercial (HC) and Commercial (C). This would impact 12.18 acres at approximately 600 South and 600 East.

This property is also not currently part of Lehi City. The applicant submitted the general plan change first to understand what they could do with their property. Their plan is to have office warehouse with storage areas on the east side next to 600 South and then transition into more commercial type uses like office space as it gets closer to the existing residential.

General Plan Amendments are totally discretionary. That means that they can be denied if the Planning Commission and City Council determine it does not work well in the area. I am very concerned with this possible change. I live right next to the property, and I have five children ages 8-17 that play outside often. Allowing commercial and heavy commercial businesses there would not work well so close to homes. The property owners could potentially sell the property to developers who could open places like gas stations, tobacco shops, tattoo parlors, bars, or so many more. The area is quiet right now with houses surrounding it to the north-east, the north, the west, and even south, right on the other side of the train tracks. It makes much more sense to leave the area as low density residential.
Another concern I have is the current open case that the property has that is at the Utah County Attorney’s Office. The landowners have been in violation of their zoning through the county for almost a year, due to renting out the land to Ken Garff to store between 200-300 vehicles, give or take. The county planning commission had issued several notices and were not respondent or compliant, which then bumped the case to the county attorney. If they are violating the zoning through the county there is no telling on what violations Lehi City would potentially have to deal with if the land gets annexed in.
