The applicant wants to change 1.08-acres located at 3055 North 1200 West from Residential Agriculture (RA-1) to Neighborhood Commercial (NC).

The Transportation Master Plan shows 1200 West as a major arterial road. Commercial uses work better than residential ones next to busy roads for safety reasons. The proposed zone change to Neighborhood Commercial would allow a small-scale commercial use along this busy road. The parcels north of this parcel also have commercial designations transitioning from commercial to neighborhood commercial and then residential.

The proposed zoning also matched the General Plan Land Use Designation approved earlier this year.

The applicant did not provide a concept plan with either this Zone Change application or the previous General Plan application. They have indicated that they do not have a specific use in mind but think this area works well for a neighborhood commercial use. The eventual use of the property would be limited by what the Neighborhood Commercial zone allows for uses as well as the building footprint restrictions.
