Consultation has concluded
The applicant is asking to change the General Plan Land Use Designation on their property from Very Low Density Residential (VLDR) to Neighborhood Commercial (NC) This lot is 1.08-acres in size and is located at 3055 North 1200 West.
The Transportation Master Plan shows 1200 West as a major arterial road. Commercial uses work better than residential ones next to busy roads for safety reasons. The proposed General Plan Amendment to Neighborhood Commercial would allow a small-scale commercial use along this busy road. The parcels north of this parcel also have commercial designations transitioning from commercial to neighborhood commercial.
The applicant did not provide a concept plan with this General Plan Application, they have indicated that they do not have a specific use in mind but think this area works well for a neighborhood commercial use.
As a legislative item the Planning Commission has a high level of discretion in whether they approve General Plan Amendments or not. The Commission should consider the impacts on the neighborhood if this develops as Neighborhood Commercial, as well as the impacts to existing and future residents if it develops as residential.
