JD Olson Property General Plan Amendment

The applicant is requesting review and recommendation to amend the General Plan land use designation of this approximately 5.1-acre property from VLDRA (Very Low Density Residential Agriculture) to LDR (Low Density Residential). The current General Plan land use designation of VLDRA would allow an overall neighborhood density up to 1.75 units per acre. The applicant requests the amendment to LDR, which would allow an overall neighborhood density of up to 3.25 units per acre with the R-1-Flex zone.
The proposed change would result in a potential maximum total of 16 lots. If the applicant just rezoned the property to R-1-22 as allowed by the VLDRA designation, the maximum total is 8 lots. The proposed increase in lots due to the change in the General Plan would be eight lots before factoring in any other considerations.
The current VLDRA designation helps provide a balance of housing choices, where, if people wanted to have larger lots and possible animal rights, this area provides that opportunity. There are ample other areas throughout the City that are designated for LDR land uses.
