This item received a negative recommendation from Planning Commission. It will go to City Council for final consideration.

The applicant is requesting review and recommendation of the JD Olson Property concept, a 16-lot residential subdivision located at approximately 1550 South 1100 West. A proposed General Plan amendment to LDR (Low Density Residential) was submitted concurrently with the concept plan. That amendment and subsequent rezone would make the development and proposed density possible if approved.

The concept plan will consist of 16 single family lots on a total of 5.1 acres. The lots are laid out along a public road that stubs to the north for future development. The lots range in size from 10,005 to 13,415 square feet. There is an overall density of 3.14 units per acre for this subdivision which would not be consistent with the current General Plan designation. The VLDRA designation and corresponding zoning of R-1-22 would only allow for 1.75 units per acre. However, the proposed amendment to the LDR designation and corresponding R-1-Flex zone establish a maximum density of 3.25 units per acre for developments under ten acres.
