Consultation has concluded

The applicant requests approval of the Holbrook Industrial Building 5 Site Plan located at approximately 4886 West Hudson Way in a Planned Community zone.

The site consists of four separate parcels that will be combined into a single parcel under a final subdivision application. The layout of the site meets all required setbacks for commercial buildings under the Holbrook Farms Area Plan, and meets all requirements of the Development Code. There was concern over the driveway throat length due to the possibility of traffic queuing back from the road that would block internal traffic from entering and exiting. The draft standard is 75 feet instead of 50 feet for driveway throat length on commercial buildings. However, because it is a draft standard, the applicant is not required to increase the driveway throat length. Therefore, they meet the requirements of the Development Code.

The proposed use is a conditional use within the Holbrook Farms Area Plan. However, office/warehouse is an appropriate use for this site as the surrounding parcels are also industrial in use. Holbrook Industrial Building 4 is just to the north of this parcel, and UDOT is planning to extend the Mountain View Corridor to the west of this parcel.

The architectural elevations meet the requirements of the State Highway Design District. Each façade has three required architectural features including a change in material, roof-line variations, decorative lighting, decorative cornice, and awnings. The first floor also meets the 20% glass requirement, and an increase in glass at the building entrance.
