Holbrook Farms Quick Quack Car Wash Concept
The Planning Commission approved this concept plan.
The applicant requests approval of the Holbrook Farms Quick Quack Car Was concept plan located at 3800 West 2100 North. The concept plan shows a car wash, vacuum stalls, a drive thru restaurant, and parking. This property is a part of the Holbrook Farms Area Plan and the car wash use is permitted within the land use section. This site resides in the State Highway Design District and must meet the requirements of that district at the time of site plan approval.
Building Orientation/Layout
There will be two buildings on the site – one for the car wash and one for the drive thru restaurant. Both buildings will be oriented towards 2150 North, with the car wash having a drive aisle between the building and the street. The drive aisle between the building and the street is allowed in the State Highway Design District for auto-oriented uses, which includes car washes. Due to the power lines running through the western portion of the site, the concept plan shows the drive aisles and parking along the west and south sides of the property.
When the concept was originally reviewed, the DRC issued a concern about the original location of the accesses being off 2150 North. The applicant sent an updated concept showing the access being moved further east to avoid being located too close to 3800 West. The DRC also had a few comments about sidewalk connections to meet connectivity standards that would need to be addressed at the time of site plan.
Parking
The parking for the site is being provided along the west and south portions of the site. Eight parking stalls, in addition to the vacuum stalls, are being provided to service the car wash and drive thru restaurant. The DRC also commented that at the time of site plan, bike parking will be required at a rate of 10% the required parking due to the property being located adjacent to a master-planned trail.
Building Elevations
The proposed buildings will have a mixture of building materials including stucco, concrete, and glass. Both buildings will have a combination of the materials and will need to meet the requirements of the State Highway Design District for architecture.
