Holbrook Farms Area Plan Amendment
The proposed amendment received a positive recommendation from the Planning Commission and will be scheduled for City Council on February 14, 2023
Ivory Development wants to amend the Holbrook Farms Area Plan. There were residential units west of Redwood Road that they would like to move to the east side where it is currently designated as commercial or industrial.
This could be a good thing, to keep the residential uses closer together and keeping the more industrial uses on the west side of Redwood.
Previously, Ivory was also requesting some change to the parking requirements. This part of the amendment, however, has been withdrawn. It will no longer be considered as part of this application and the Planning Commission will not vote on any changes to the parking requirements.
There is nothing that says the Planning Commission and City Council have to approve moving the residential units. They have full discretion in whether to approve these changes or not. The pubic can provide feedback on if they support these change or not.

Keeping the commercial and industrial on one side is a good thing to do especially with the future alinement of Mountain View. I don't see the support for being able to remove the requirement of garages. This area is not close to any real public transit line, like tracks, front runner station. Also this location has no close grocery or even businesses that are easily accessible by walking or any form of public transportation. People that will move here will have a car or two and will need to park some place. Not only that but also adequate visitor parking. By removing the parking requirement will only create more problems in the community. I am all for high density but you have to have the parking for both owners and visitors or your just asking for a parking nightmare.
Parking cannot be eliminated or reduced. Holbrook farms requires homeowners to park within garages or driveways, no street parking or parking within visitor parking spaces. Multi-family homes must require garages for multi-families and multiple cars.
