Consultation has concluded

The applicant is asking to make a change to the Holbrook Farms Area Plan. The change would add a 7.15-acre piece of land to the plan and make part of it for offices and businesses, with a small section for homes. The goal is to build about 85 townhomes in Area 14 of the plan. A concept plan has been included to show what the applicant has in mind.

Land Use Map
The change would update the land use map to include the 7.15-acre piece in the plan and add a Residential Overlay Zone to Area 14. The Residential Overlay would only cover the northern part of the land, along Waterbury Drive. The rest of the land would remain for businesses. This change would allow the property to be used better since many businesses want to be visible from 2100 North and the future freeway. The applicant said that without the Residential Overlay, most of the land would be used for offices or warehouses, but they would prefer to build townhomes there instead. This would help make the area transition from businesses along 2100 North to the homes north of Waterbury Drive.

The number of allowed ERUs (Equivalent Residential Units) for the whole area plan will stay the same. Some ERUs from other parts of the plan were not used, and they can be moved to Residential Overlay Zones. The land use map has been updated to show the plan for townhomes in Area 14, allowing 13.3 units per acre, with a maximum of 85 units.

Along with the area plan change, the applicant submitted a concept plan for the townhomes in Area 14. The plan shows 85 townhomes with required amenities. The area for the townhomes would be 6.39 acres, with 13.3 units per acre. There would be 369 parking spaces, with two spaces per townhome (170 spaces) and one guest parking space for every three units (29 spaces). This parking plan meets all the current requirements.
