The owner wants to divide their lot in two at 1018 North 700 East. Both lots will be close to a half an acre in size. And the flag lot will have over the 20 foot access required by the Code. The proposed subdivision meets all of the City requirements and so the Planning Commission must approve it.
The Development Code designates flag lots as "conditional uses". This means they are an allowed use, but the Planning Commission may require "conditions" to help prevent negative impacts to neighboring properties. Public comments that state what these potential negative impacts might be and suggest possible solutions provide the most help to the Planning Commission.
