The Planning Commission provided a positive recommendation to City Council. This will go to City Council on November 15th.

The applicant wants to change the General Plan Land Use Designation from Mixed Use to Heavy Commercial on 9-acres located at 700 South Mill Pond Road.

The property is currently zoned A-5. The applicant has expressed their wish to eventually build an office warehouse space here. That would require a future zone change and site plan. However, if the General Plan amendment is approved, it will be hard to deny the office-warehouse building in the future.

Although the request is for Heavy Commercial to facilitate warehousing, the applicant still intends to incorporate mixed-use elements to the site and building. The Good and the Beautiful have concurrently submitted a concept plan to demonstrate what the space would look like. You can view the concept plan here.

General Plan Amendments are legislative items which means that the Planning Commission and City Council have a high level of discretion. They can decide if Heavy Commercial should go in this area. The public can leave comments in support or against the proposed change. Comments with reasons are the most helpful.
