Gardner Plumb Main Street General Plan Amendment
Consultation has concluded. This item will be scheduled for City Council on April 23, 2024.
Edge Homes would like to amend the General Plan Designation from Very Low Density Residential Agriculture (VLDRA) to Low Density Residential (LDR) on 51.5-acres located at approximately 2500 West Main Street.
With the currently VLDRA designation they could have half acre lots or 2 lots per acres. With Low Density Residential they could have quarter acre lots or 3.5 units per acre. In other words, if approved this General Plan Amendment could double the density allowed.
General Plan Amendments are fully discretionary meaning that the Planning Commission and City Council do not need to approve them. Public comments can share support or opposition to the proposal. The best comments include reasons why and recognize the private property rights that the owner has.

Seems like the remaining area available in this general area that can still be kept as VLDR is very limited. The master plan was well thought out in balancing the amount of density throughout the city. Keep the VLDR so this new neighborhood extends the existing VLDR neighborhoods throughout this entire new neighborhood.
With developments popping up every month and more and more families being forced to live in apartments and townhomes, I can't say that the solution to the "housing crisis" is going to be solved by building more unaffordable, low-quality of life, townhomes and high occupancy units. The vacancy rate of Utah apartments and condos is growing at 8% per year will our averages sitting around 111,000 units vacant at any given time since 2019. And it's GROWING the more and more units we build! People are moving to Utah, TO LEHI, to raise their families and family friendly communities where there quality of life can be greater than the big cities they came from. Aside from this concept being absolutely so wrong for the quality of life of our incoming Lehi families, Main Street cannot support this type of growth on one of our busiest inlets and outlets that has no real solution to it's traffic problem. Listen, I understand families need homes and we're growing. But let's grow smarter, not faster. Let's hold our developers to high standards so that they'll give these incoming families a higher quality of life. With interest rates set to drop and the need for SINGLE FAMILY HOMES to be in high demand, let's keep the current VLDRA plan and hold the builders to half acre lots. Good families are leaving this great city to live in the country because that's what they want and they can't find it here. Well, HERE IT IS! Keep it that way and allow the growth to be smart.
