Consultation has concluded
The applicant requests approval of the Fox Shop 2 Concept located at 461 North 500 West in a Light Industrial zone. The proposed office warehouse use is a permitted use within that zone. This concept plan is the first step towards final approval and will be followed by a future site plan application.
The proposed concept includes the layout of the site and elevations. Both of these, as well as the DRC comments are discussed below.
Site Layout
The site shows the entrance coming from the existing parking lot to the north. No new access will be cut into 500 West to service this site.
The concept shows six new parking stalls on the west side of the building, as well as shared parking stalls with the adjacent property. The DRC did note that a cross access easement and a shared parking agreement should be put in place in case of future split ownership. The concept also shows bike parking with an inverted U rack.
The applicant is requesting an exception to the building entrance requirements found in Chapter 37 of the Development Code. They propose to have the building entrances be located on the west side of the building, not facing the street due to concerns over safety and privacy.
Additionally, a direct sidewalk connection will be required to connect the sidewalk along 500 West and the private sidewalk that surrounds the building.
Elevations
The applicant provided preliminary building elevations. The preliminary plans show a building primarily made of CMU, but also incorporating stone, metal panels, and glass.
The General Nonresidential Design District, in which this parcel resides, requires that the front façade include 20% glass on the first-floor façade facing the street. The applicant has been made aware of these requirements and will need to verify that the elevations meet this percentage with the future site plan application.
