Consultation has concluded

The applicant wants to build 41 single family lots at approximately 5400 North Fox Canyon Road.

City Council previously approved a concept plan for this area. The proposed preliminary subdivision has two less lots than the approved concept.

The plans included 41 single family lots ranging in size from approximately 8,500 to 38,500 square feet. The Traverse Mountain Area Plan allows for this kind of flexibility if they do not exceed the maximum number of units.

This is an administrative item which means that if it meets the Code the Planning Commission and City Council have to approve it. This does meet the Code. They are asking for one exception to connectivity but they warrant the exception based on the slope and existing development.

The public can still make comments. Comments focused on Code that they feel have not been met and suggestions for the developer are the most helpful. The public should recognize that they cannot get this project denied but can try to work with the developer to gain the most optimal outcomes.

    Lehi City and the Developer are working together to reroute any trails that will be affected by the proposed development.

    No, turn lanes will not be necessary. The road with the most homes (19) has a peak hour traffic of 12 vehicles turning onto Fox Canyon Rd in the AM peak hour. On average, that is 1 vehicle every 5 minutes. It doesn't warrant turn lanes.

    The current traffic lanes on Fox Canyon Rd will remain the same with two in each direction.  The intent of the extra lanes is for emergency access and/or evacuation, they will remain for that purpose. They are not needed to serve normal daily traffic. There are merge arrows striped at each end as well as easily visible signage at the roundabout and the 4-way stop.
