Consultation has concluded

The applicant wants to build 41 single family lots at approximately 5400 North Fox Canyon Road.

City Council previously approved a concept plan for this area. The proposed preliminary subdivision has two less lots than the approved concept.

The plans included 41 single family lots ranging in size from approximately 8,500 to 38,500 square feet. The Traverse Mountain Area Plan allows for this kind of flexibility if they do not exceed the maximum number of units.

This is an administrative item which means that if it meets the Code the Planning Commission and City Council have to approve it. This does meet the Code. They are asking for one exception to connectivity but they warrant the exception based on the slope and existing development.

The public can still make comments. Comments focused on Code that they feel have not been met and suggestions for the developer are the most helpful. The public should recognize that they cannot get this project denied but can try to work with the developer to gain the most optimal outcomes.

Today has been a very frustrating traffic day for driving in the Fox Canyon neighborhood. I had difficulty both getting home from East Lehi and trying to leave to go North on the Frontage Road. There was some traffic block at the intersection in front of Traverse Elementary earlier in the day and of course, the freeway closure and subsequent issues has made use of the Frontage Road impossible as well. There is already a ton of traffic when school starts and ends. With the only road to exit Fox Canyon also being the only road for families of the town home community to get to and from the school, the drive will be exponentially frustrating for current residents and the town home owners. There is a lot more traffic to and from this "one road in and out canyon" than people realize. Please don't put us in the kind of neighborhood traffic standstills that are seen in Thanksgiving Point neighborhoods and those near 2100 S. Let's work together to keep the number of likely cars a match for the traffic capability of the roads and terrain.

If the city allows this development to move forward, it would be negligent in its duty to ensure the safety of its citizens. Similarly, the developer would be demonstrating a disregard for the safety of its community members. As a resident of Canyon Point, I can attest that the sole egress route of Fox Canyon Road is not sufficient to support these additional households—especially in the event of an emergency. The city and developer would certainly hold some accountability for lives lost due to inability to evacuate during an emergency. This development should not move forward.

As a resident of Fox Canyon I write in opposition to the proposed Perry Homes high density multi-use housing development. This high density influx is unsuitable for area and will change the character of the neighborhood. Negative impacts from the influx of even more people include increased traffic (one way in, one way out) innumerable safety issues (primarily fire), parking, noise, and reduction in property values. The existing infrastructure is woefully insufficient to accommodate and sustain the proposed additions. The elimination of access to hillside trails and destruction of ever diminishing green belt is unconscionable. These are the very features that appealed to our moving here in the first place. Please don’t let dispassionate disinterested developers destroy it. Thank you.

As a resident of Canyon Point, this plan concerns me due to the addition of 41 homes and the separate plan of 143 townhomes — along one single access road — Fox Canyon. The infrastructure is not there to accommodate the already approved Fieldstone and Toll Brothers developments further up the mountain in Canyon Point (100 more homes going in through Fieldstone) and the 180+ new residences requested by Perry Homes along the same single road. One entry/exit road will become overwhelmed and is a safety hazard with potential wildfires and winter conditions. I’m really concerned how it will impact the Canyon Point residents’ safety further up the mountain.
