This item received a positive recommendation by the Planning Commission and will be scheduled for City Council on March 22nd.
The applicant wants to change to zoning from transitional holding (TH-5) to Commercial and R-1-10 Residential on the parcel located at 3300 North 1200 West.
The current TH-5 zoning dose not allow for any new development. it is a zoning used when property comes into the City when the owner does not want to develop it right away. It allows them to come in without dedicating water. In order to develop the applicant needs to rezone and dedicate water.
The proposed commercial and residential match the land use designations of the General Plan. The commercial will be in the front of the lot, extending as far to the east as the existing commercial parcel to the north. The east side of the parcel will be single family lots of the same size as the existing neighborhoods around it.
