The applicant also wants to add a drive-thru to the building. Staff has concerns about the traffic impact of a drive-thru and requested a traffic study. The applicant does not want to provide a traffic study and believes their project will have minimal impacts.

The Planning Commission will weight in on whether they need to provide a traffic study or not. Also drive-thrus are a conditional use, which means the Planning Commission can place reasonable conditions on the use to mitigate potential negative impacts.
