The applicant wants to build 90 single-family lots, which is within the allowed range designated in the Cold Spring Ranch Area Plan. The lots range in size from approximately 4,000 square feet to 19,000 square feet.
he development will also install a ten-foot trail along 3600 West. In addition, an eight-foot trail will be installed through the middle of the subdivision to connect to the amenitized open space to the south. The internal roads will allow for guest parking on one side of the street.
The proposed subdivision, with the inclusion of the DRC comments, meets the requirements of the Cold Spring Ranch Area Plan; thus, they are an “as of right development” and the Planning Commission cannot deny the development without significant evidence of harm.
