The applicant is seeking approval to build an office/warehouse facility with flex office space on 10 acres located at 4105 West Cold Spring Drive. This project is within the Cold Spring Ranch Area Plan which designates office/warehouse uses to be conditional use. There are two other projects with similar uses directly adjacent to this project. The site has two accesses off of Cold Spring Drive that will be right-in, right-out to minimize traffic concerns and to align with the Westlake Medical Center entrance across Cold Spring Drive to the north. Staff supports this traffic pattern to better keep motorists safe on Cold Spring Drive while also facilitating use of the site as designed.

Regarding Gardner Company's request for conditional use approval I am concerned about the extra traffic this will draw once the project is complete. Also, if this is indeed a storage facility, what measures are being taken to monitor crime as it seems crime around these types of facilities is (generally) elevated compared to purely residential areas. From a noise perspective, what are the hours of operations for a facility such as this?
Also, during the construction phase, what steps will be taken to minimize dust, pollution, and noise for those who need to live or work out of their homes during the day? How long is the overall construction expected to last?
Aren't there other uses to consider such as restaurants and retail? Having these options can provide great use for residents nearby and encourage additional community with local / walking retail establishments.

I am against building another storage facility near the Cold Springs Ranch area. There is already the storage in the community, as well as a larger storage facility just over a mile north on Redwood Rd. This area would better serve the community as a true commercial space with retail/restaurants, rather than the 3rd storage lockers within a mile.
